Townhomes offer something different

COEUR d'ALENE - In a real estate market already glutted with unsold condominiums in all price ranges, it may seem strange that anyone would build more, but here they are.
Sanders Terrace Townhomes, all three of them, are on the market with a starting price of $359,000 and a top price of $379,000.
"They are a little different from other condos," said Heidi Acuff, Realtor with Century 21 Beutler & Associates, agent for the project. "They are just neat."
Sized at 1,690 square feet to 1,890 square feet, each includes three bedrooms, three baths and an oversize two-car garage with a storage room. One has a three-car garage.
Two of the units are loft-style, with the bonus room on the main floor and the living space upstairs.
"That's nice to have downtown," Acuff said. "You can have all your doors and windows open and don't have to worry anybody will walk in."
Bamboo floors, custom cabinets, dumb waiters, European marble master baths, granite counters, slate surfaces, wrought iron railing, fireplaces and jetted tubs are among the luxury touches. A high-efficiency heating and cooling system is included.
Built on a lot of less than 4,000 square feet, little maintenance will be required, so association fees are expected to be around $100 a month, Acuff said.
There are several terraces, but it's up top where owners will find something truly different - each unit has its own private rooftop deck with a lifetime warranty.
Sanders Terrace is named for its neighborhood, a few blocks from Sanders Beach at the corner of 19th Street and Young Avenue, directly across from The Coeur d'Alene Resort Golf Course.
It is only a couple of blocks from the Centennial Trail, and on the current route of Ironman. The location, at the base of the hill on which sits the Ridgepointe condominiums, is "very serene," Acuff said. "It is a nice quiet area. The loft style is quiet and safe and close to downtown."
The downstairs bonus area is highly flexible as a recreation or media room, or an office for those who want to work from home and maintain their living area privacy, she said.
