NOTICE UNDER 15 U.S.C. Section 1692 et. seq. - The above account has been listed for immediate collection. Unless you dispute the validity of this debt or any portion of it within 30 days of receipt of this notice, we assume the debt to be a valid one.
If, however, you notify us in writing within the next thirty (30) days following receipt of this notice, that you do dispute the validity of this debt, or any portion of it, we will obtain verification of the debt, or a copy of the judgment, whichever the case may be and mail that copy of the verification or judgment to you.
Also, upon written request within thirty (30) days of receipt of this notice, we will provide you with the name and address of the original creditor, if it is different from the current creditor listed above.
I.
NOTICE IS HEREBY GIVEN that the undersigned trustee will on the 23rd day of March, 2012, at the hour of 10:00 a.m. at Franklin County Superior Courthouse, 1016 North Fourth Ave., in the City of Pasco, State of Washington, sell at public auction to the highest and best bidder, payable at the time of sale, the following described real property, situated in the County of Franklin, State of Washington, commonly known as 2508 East Lewis Street, Pasco, Washington, to wit:
The North 338.71 feet of the Northwest quarter of the
Northwest quarter of the Southeast quarter of Section 28,
Township 9 North, Range 30, East W.M., EXCEPT the West
228.71 feet of the North 248.71 feet thereof.
Parcel Nos. 113-900-039 and 113-900-057
which is subject to that certain Deed of Trust dated May 30, 2003, recorded under Auditor's File No. 1625583, records of Franklin County, Washington, from AMERAWEST CORPORATION as Grantor, to FRONTIER TITLE COMPANY, as Trustee, now TAWNEY L. CARRIER, Successor Trustee, to secure an obligation in favor of SUSIE J. LAWRENCE, as Beneficiary, now the Estate of Susie J. Lawrence, Franklin County Superior Court Case No. 05-4-50045-0.
II.
No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Borrower’s or Grantor’s default on the obligation secured by the Deed of Trust.
III.
The default(s) for which this foreclosure is made are as follows:

IV.
The sum owing on the obligation secured by the Deed of Trust is: Principal $184,481.50, together with interest as in the note or other instrument secured from the 2nd day of September, 2011, and such other costs and fees as are due under the note or other instrument secured, and as are provided by statute.
V.
The above described real property will be sold to satisfy the expense of sale and the obligation secured by said Deed of Trust as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on the 23rd day of March, 2012.
Pursuant to Order Granting Summary Judgment and Judgment entered on October 24, 2011, under Franklin County Superior Court Cause No. 10-2-51160-4, no cure is authorized in this proceeding as to the Grantor under the Deed of Trust described above.
As to any persons identified under RCW 61.24.040, the defaults referred to in Paragraph
III must be cured by the 12th day of March, 2012 (11 days before the sale date), to cause
a discontinuance of the sale. The sale will be discontinued and terminated if at any time
before the 12th day of March, 2012, (11 days before the sale date), the defaults as set forth
in Paragraph III are cured and the Trustee’s fees and costs are paid. The sale may be termi

nated any time after the 12th day of March, 2012 (11 days before the sale date) and before
the sale by the Borrower, Grantor, any Guarantor, or the holder of any recorded junior lien
or encumbrance paying the entire principal and interest secured by the Deed of Trust, plus
costs, fees, and advances, if any, made pursuant to the terms of the obligation and/or Deed
of Trust, and curing all other defaults.
VI.
A written Amended Notice of Default was transmitted by the Beneficiary or Trustee to the Borrower and Grantor at the following addresses:

by both first class and certified mail on the 2nd day of November, 2010, proof of which is in the possession of the Successor Trustee; and the written notice of default was posted in a conspicuous place on the real property described in Paragraph I above, and the Successor Trustee has possession of proof of such service or posting.
VII.
The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale.
VIII.
The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above described property.
IX.
Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 6l.24.l30. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee's Sale.
X.
NOTICE TO OCCUPANTS OR TENANTS
The purchaser at the trustee's sale is entitled to possession of the property on the 20th day following the sale, as against the grantor under the deed of trust (the owner) and anyone having an interest junior to the deed of trust, including occupants who are not tenants. After the 20th day following the sale the purchaser has the right to evict occupants who are not tenants by summary proceedings under chapter 59.12 RCW. For tenant-occupied property, the purchaser shall provide a tenant with written notice in accordance with RCW 61.24.060.
