HAYDEN - A pair of property owners want approximately 180 acres of their land annexed into the city of Hayden.

The land, currently under Kootenai County's jurisdiction, sits west of the Coeur d'Alene Airport and runs south to Hayden Avenue. It's owned by the Hayden Area Regional Sewer Board and Jacquot Farm Enterprises.

They're requesting along with the annexation that it be separated into different zoning classifications. Light Industrial zoning would sit along the north side of the property, next to the airport, over 52 acres. South of that would be 101 acres of residential zoning, while farther south, along Hayden Avenue, 27 acres would be zoned for commercial use.

Those zonings are consistent with the area's comprehensive plan, said Connie Krueger, Hayden community and economic development director.

The Light Industrial zoning near the airport would act as a buffer between the airport and any potential development.

The property connects with the city of Hayden on the eastern property line.

Ken Windram, administrator at the Hayden Regional Sewer Board's wastewater treatment facility, said the land would be used for future expansion at the facility. As many facilities across the region are doing, Hayden is looking to expand its operation in light of tighter wastewater requirements mandated by the Environmental Protection Agency.

Richard Jacquot, representing Jacquot Farm Enterprises which owns a majority of the 180 acres, said the company plans to sell the property one day, though nothing is planned for the immediate future, and it would be more marketable as part of the city.

The proposal will go before the Hayden Planning Commission at 5 p.m. Monday at Hayden City Hall chambers.
