Taking off at the Landing

POST FALLS - If anyone wants the former Louisiana-Pacific office building on the Post Falls Landing site, take it.
But you're on your own as far as moving expenses.
Dallas-based Liberty Bankers Life Insurance Company, which gained control of the 33-acre, multi-use Landing project along the Spokane River last year after Spokane developer Harry Green filed bankruptcy, is offering the two-story, 5,000-square-foot building for free to anyone willing to haul it off.
Allan Scharton of Liberty said the estimated cost to build a similar building on another lot is $375,000. He said he doesn't have an estimate of what it would cost to move the structure.
"We've seen buildings like this moved before," Scharton said.
The other option is to have the building dismantled.
"As long as the site is cleaned up and all the permits are handled, it's free," Scharton said.
Either way, Liberty wants it off the property to make the site more primed for development.
Scharton said the idea of using the structure as a practice burn for the fire department was also explored, but inspections and other environmental costs squelched the thought.
Meanwhile, Scharton said Liberty has tapped Coldwell Banker Schneidmiller Realty in Coeur d'Alene to market the Landing site.
"We feel that they have a professionally-staffed commercial division, which will present the positive attributes of this project locally, regionally and nationally," Scharton said. "We look forward to working with them in the process of attracting the right mix of buyers and tenants for the future development of Post Falls Landing."
Liberty has been searching for potential buyers since mid-December.
"We had some initial interest that we thought was very solid - and some parties are still interested - but we want to move ahead instead of waiting for them to make up their minds," Scharton said.
Scharton said some developers have other, larger projects that have been stalled due to the recession and those are priorities since funds have been spent on them.
"(The Landing) is considered a small project on their plate," he said.
Scharton said while there has been interest in the site, nothing has been close to signed deals.
He said Liberty has developed projects, but the Post Falls site isn't logistical for the firm due to the location away from Texas.
Aside from condominiums, the marina and infrastructure, the site remains largely undeveloped. It has been in the works for 12 years and has been billed as an anchor for Post Falls future city center.
