Zone change sought for large subdivision

A zone change to accommodate a 113-lot subdivision south of Rose Crossing is the focus of a Flathead County Planning Board public hearing on Wednesday.

NW Dev Group, based on Lake Oswego, Ore., wants to change the zoning on 110 acres from suburban agricultural with a minimum 10-acre lot size to two-family residential for the Trumbull Creek Crossing subdivision that would feature single-family homes. 

The property is located in three parcels in the Evergreen Zoning District less than a quarter mile east of U.S. 2.

The first phase of the subdivision — about 40 homes — has been built.

The proposed zone change doesn’t appear to constitute spot zoning because the Two Rivers Neighborhood Plan supports the zoning map amendment and the proposed district would be comparable in size to other surrounding zoning districts, according to the Planning Office staff report. 

The minimum lot size of 6,000 square feet in the two-family residential zone is similar to existing lot sizes to the south and the use doesn’t significantly differ from prevailing uses in the area, the staff report said.

Trumbull Creek Crossing homes in the first phase range from 5,195 to 19,678 square feet, with the majority of lots between 6,000 and 8,000 square feet.

Access to the property is via Mountain View Drive and Rose Crossing.

The Planning Board meets at 6 p.m. Wednesday in the second-floor conference room of the Earl Bennett Building, 1035 First Ave. W., Kalispell.
