A big year for building

COEUR d'ALENE - The property has been fenced off, a showroom has been built and construction should get underway on the 14-story One Lakeside condominium tower by the end of summer.
The city said the $40-to-$50-million project may contribute to a record construction year in Coeur d'Alene.
"We would like to break ground sooner, but with Ironman and all the other summer activities downtown, realistically it will probably be closer to Labor Day," said Kurt Lundblad, who is marketing the condos.
Lundblad said One Lakeside will be meeting with the city of Coeur d'Alene on Tuesday to work out permit issues, but his showroom is open now at the Beutler and Associates Century 21 Building.
The showroom is filled with renderings of what the condos will look like and swatches of fabrics, tiles and appliances from which buyers can choose.
Lundblad said he will be the lead Realtor selling the 64 units, which will be priced from $370,000 to $2 million each.
"We have everything from one-bedroom units to the penthouse on top," he said.
Mayor Steve Widmyer said the construction of One Lakeside will coincide with two other major construction projects this year, which could result in a record building year for the city of Coeur d'Alene.
He told the Coeur d'Alene Association of Realtors Tuesday that the $57 million Kootenai Health expansion, and the $7 million reconstruction of Winton Elementary School could push the city into record territory.
"We are anticipating the total valuations in 2014 to be back at the 2006 and 2007 levels with single, multi-family, and commercial construction being strong," he said, adding that Kootenai Health buildings and the elementary school won't be on the tax rolls but they do contribute to the building permit activity.
Commercial and residential building trends in Coeur d'Alene are on the rise, Widmyer said. Permit and valuation levels are beginning to rival pre-recession numbers posted in 2006 and 2007.
For all building categories, total permit valuation during the past decade peaked in 2007 at $187 million. During the recession, those numbers plummeted. During the four years between 2009 and 2012, total valuations ranged from $36 million to $58 million.
In 2013, that figure rose significantly to $127 million. With the large-scale commercial projects planned for this year, 2014 could be a record year for commercial activity.
Meanwhile, after several years of light activity in the multi-family construction market, a big jump was realized last year when permits totaling $38 million were issued for multi-family projects. That market had not surpassed $14 million annually since 2006, according to figures provided by the city's building department.
Widmyer said the city has not projected what it thinks the building permit numbers will reach this year.
"But based on where we are at now, and knowing these three big projects are coming online, we are pretty confident this will be a good year," he said.
According to city spokesman Keith Erickson, city Building Services Director Edward Wagner believes the city is on track to exceed last year's permit numbers for single-family homes.
As of the end of May, Wagner said the city had issued 145 permits for single-family homes, and last year to date the city issued 157.
However, Wagner said with the completion of new infrastructure in a few residential subdivisions, the city will be able to accept more permits.
"It appears we are on track to exceed the number of 2013 residential building permits for 2014," Wagner told Erickson in an email.
