Plans proceed for Hayden Canyon

HAYDEN - Groundbreaking on the first homes of Hayden Canyon is expected in late summer or early fall, said Glen Lanker, president of the design firm working on the project.

Hayden Canyon Land LLC, the developer of the multi-use project on the north side of Hayden, is donating a 3-acre site for the proposed Hayden Canyon Charter School of Expeditionary Learning.

"We expect the initial homes to be coming out of the ground late summer or early fall," said Lanker, president of Artios.

Streets and other infrastructure will be implemented to the 34-acre first phase this summer. The phase includes 102 residential units, including 90 single-family homes, 12 townhomes and 14 acres of open space.

Lanker said homes will be sold starting this summer after the final plat is approved on the first phase.

"We feel fortunate that the housing market is coming back at the point when we're finishing the majority of the approval process," Lanker said.

The school site, which is valued by Lanker at $100,000 to $150,000, is part of a "community campus" that also includes a site for a community center and public safety facility. The campus is separate from the first phase.

Lanker said homes in the development will range from $250,000 to $700,000. Most of the homes will have garages in back with access from alleys.

"That makes for a more attractive streetscape with porches," Lanker said.

The entire Hayden Canyon property, which is 610 acres, has been annexed into Hayden and the overall plan has been approved. An equestrian center, horse trails and a grocery store are part of the master plan.
