New subdivision planned in Post Falls

POST FALLS - A 46-lot subdivision is being proposed for the southeast corner of Howell Road and Prairie Avenue in Post Falls.
"We believe it ties in with the area," said Dan Adams, who is proposing the project with retired Post Falls dentist Richard Teich as managing members of Chapel Meadow, LLC. "As we've talked to builders and developers, it seems that whatever goes in out there needs to be higher-density with smaller footprints for houses.
"We're hearing that there's a developing lot shortage to find affordable lots. There's a lot of positive indicators in the local real estate market that support this."
The Post Falls Planning and Zoning Commission will hold a public hearing on the 10-acre Meadow Vista Estates proposal at 6 p.m. on May 12. The property was annexed into the city nearly 10 years ago.
Adams said cottage-style homes valued between $150,000 to $250,000 are envisioned for the southern part of the site with duplexes or townhomes for the northern part.
He said age restrictions won't be placed on those interested in the subdivision, but he believes much of the project will appeal to seniors and snowbirds. The project will be accessed from Howell, not Prairie.
A 3,000-square-foot "neighborhood commercial" complex that would house three or four businesses is planned for the intersection of Howell and Prairie. Adams said examples of businesses that could occupy the center are a hair salon, fast food restaurant, coffee shop or convenience store. A civic center for the subdivision's residents and an open space for a playground and sitting area are also planned for the site.
The city council will hold a public hearing and consider the project after the planning and zoning commission makes a recommendation. Adams said construction could start on the project as soon as this fall.
A previous developer, from whom Adams and Teich purchased the property about five years ago, had planned a 17-lot subdivision for the site.
