A 47-home subdivision planned off Halfmoon Road north of the Blue Moon Nite Club will be considered during a public hearing May 13 before the Flathead County Planning Board.
The 58.5-acre tract is owned by Chris Hagen of Burbank, Washington, and will be developed by Prairie Dog Development, LLC, of Whitefish. The property is unzoned and is located just outside of the city of Columbia Falls’ two-mile planning jurisdiction.
A final decision on the preliminary plat will be made by the Flathead County commissioners after the Planning Board has submitted its recommendation on the project.
Halfmoon Meadow Subdivision is planned on the east side of Halfmoon Road and would be built in two phases, according to the application filed with the county Planning Department.
Lots 1 through 19 would be built in the first go-round, along with a water system, stormwater detention facilities as needed and other infrastructure. Sawtooth Trail would be built from Halfmoon Road into the subdivision, with a temporary cul-de-sac that would be removed as the second half of the subdivision eventually is built.
If the project is approved, the infrastructure improvements would be completed this fall.
A second phase would be built depending on market conditions, with completion estimated by fall 2017. That phase would include the construction of Sawtooth Court, a road that would serve the interior of the subdivision.
Walking paths also are planned.
The Planning Board meets at 6 p.m. Wednesday, May 13, in the second-floor conference room of the Earl Bennett Building, 1035 First Ave. W. in Kalispell.
