Whitefish board looks at west-side subdivision

A proposed subdivision on Whitefish’s west side tops the Whitefish Planning Board agenda on Thursday.
Triple S Landgroup and Daniel Scheffer propose to build a six-lot development featuring four free-standing single-family homes and two attached single-family homes on just over one acre at 235 Haugen Heights, off State Park Road.
A public hearing begins at 6 p.m. at the interim Whitefish City Hall at 1005 Baker Ave.
The four detached homes would be located on the west side of Salmon Run, an unimproved narrow city right of way that would be improved to a 40-foot right of way and a 20-foot paved surface to the end of the applicant’s property. The remainder of the road would be maintained as a primitive access for emergency vehicles.
The townhouse lots for the two attached homes are along Haugen Heights.
Scheffer proposes to provide cash in lieu of dedicating parkland within the development. The property is zoned two-family residential.
The Whitefish Planning Office has recommended approval of the housing project, subject to 20 conditions. One of the conditions is a requirement for a tree retention plan that would be reviewed and approved by the Planning Office.
VFW Lion Mountain Post No. 276 wants to install five new gaming machines and has asked the city for a conditional-use permit for the expansion of a nonconforming use. A public hearing will be held to consider the proposal.
The VFW, located at 20 Baker Ave. in a general business zone, already has nine gaming machines. Under city zoning regulations, new casinos may only be located within the casino overlay zone along the west side of U.S. 93 South. Casinos outside of the overlay district are considered nonconforming and thus need a conditional-use permit for expanding nonconforming uses.
A third public hearing features a request by the city of Whitefish to rezone property recently annexed into city limits from county suburban agricultural to agricultural district. The property, at 6232 U.S. 93 South, is located behind First Baptist Church and is being added into the church parcel that fronts the highway.
