Subdivision proposed north of Kalispell

A major subdivision proposed north of Kalispell along Whitefish Stage Road tops a full agenda for the Flathead County Planning Board on Wednesday, June 8.

The board has seven public hearings scheduled that evening.

A limited liability company called Conservation Land Use is the applicant for Whitefish River Trails Phases 2 through 5, which would create 17 single-family residential lots on 63 acres about one-third of a mile east of Whitefish Stage Road, south of the Rosewater development. The subdivision would be accessed by Mannington Road.

Sixteen of the lots would be clustered on the western side of the property. The 17th lot is a 47.4-acre open space lot with a U.S. Department of Agriculture conservation easement on roughly 30 acres along the Whitefish River, according to the preliminary plat application.

Because the open-space lot is over 20 acres, one home may be allowed on the lot.

Conservation Land Use is using the residential clustering provisions allowed for agricultural and suburban agricultural zoning district. The clustering provisions allow for a density bonus of 150 percent of the allowable density in the zoning district, or one dwelling unit per 3.33 acres.

Other hearings scheduled include:

  • A request by Sands Survey on behalf of NW Dev Group for a master-plan map amendment to extend the boundary of the Two Rivers Neighborhood Plan to include 20 acres at 998 Rose Crossing.
  • A zone change request by Roy and Marcella Van Deren to change the zoning on roughly one-half acre on Poplar Drive in Evergreen from general business to two-family residential zoning.
  • A request by Jim Doepker on behalf of Jack Palmer for a major lakeshore variance to allow for 66 cubic yards of washed fill material to be placed near existing riprap at 679 Conrad Point in Lakeside.
  • A request from Albert Clarke and James Ruggles for approval of a two-lot residential subdivision at 629 Alpine Lane in Kalispell.
  • A request from Brent Higgins for a two-lot residential subdivision at 640 Country Way in Kalispell.

The Planning Board meets at 6 p.m. Wednesday in the second-floor conference room of the Earl Bennett Building, 1035 First Ave. W. in Kalispell.
