Revisions proposed for Whitefish subdivision

Revised drainage, road and lot configurations for the proposed Cottonwood Estates subdivision near Stumptown Ice Den will be considered Thursday by the Whitefish Planning Board.
The board delayed a decision in October amid concerns over high groundwater in that area and asked the developer for more detailed information about stormwater drainage plans.
Cottonwood LLC initially proposed a 23-lot subdivision east of Colorado Avenue and north of Denver Street, but now has submitted a plan for 22 lots. The developer provided a revised drainage concept showing one lot being used for stormwater in the northeast corner of the 4.7-acre tract. Also, the new plat shows a revised road configuration that would align the southern sidewalk of the subdivision with the southern sidewalk at the ice rink. Stormwater calculations also have been submitted.
The new plat doesn’t show any open space because the developer has proposed paying cash in lieu of developing parkland. Charles Lapp of Cottonwood LLC told the board last month that Stumptown Ice Den already has a “really good” playground, and also pointed to 2.5 acres of undeveloped land north of Crestwood Resort off Wisconsin Avenue that may be a better place to use the funds to develop a park.
Nine of the 22 lots are sized to accommodate either duplex or detached single-family homes and the remaining lots would accommodate detached single-family homes.
The public hearing on Cottonwood Estates was continued from the Oct. 20 Planning Board meeting, so further public testimony will be allowed.
In other business, a public hearing will be held on the Connect Whitefish 2016 Whitefish Bicycle and Pedestrian Master Plan. The plan outlines $23.5 million worth of trail development in Whitefish over the next 20 year, and if approved by the City Council will be an addendum to the Whitefish growth policy. The Planning Board is being asked to make a recommendation on the draft plan.
A work session will focus on a review of the U.S. 93 South Whitefish corridor plan and zoning amendment.
The Planning Board meets at 6 p.m. Thursday at the interim City Hall, 1005 Baker Ave. in Whitefish.
