You don’t have to be an avid golfer to enjoy the lifestyle around Twin Lakes and Twin Lakes Village, but it certainly helps.

Just a few miles north of Rathdrum on Highway 41, the Twin Lakes area offers the most in-demand outdoor amenities in North Idaho. The most obvious draws are the lakes themselves — they total 850 acres of surface area and are surrounded by stunning mountain landscapes. Boating and fishing are the obvious activities — even ice fishing is a possibility during the winter.

Owning a piece of waterfront will cost you. A couple of home listings in the area boast lake frontage and private beach areas, but at prices at or above the half million mark, of course. There’s a lakefront lot also available at just under $220,000.

Twin Lakes Village, on the other hand, presents residency options on a wide spectrum of pricing. Susie Roope, a Realtor with Century 21 Beutler & Associates, has been working the area for years and currently represents several properties.

“I think it’s a unique area for North Idaho,” Roope said. “It’s been having a couple of really great years and the area has been holding value.”

Roope said more than 60 percent of the properties are single-family homes, with condominiums filling in the rest of the pie. Aside from a few new construction homes at the area’s entrance, the Village is fully established, though existing properties at all prices routinely hit the market.

The Twin Lakes Village Golf Club consists of 18-holes with fairways, bunkers and water hazards surrounded by towering trees and greens adjacent to the lower Twin Lake. The course, complete with pro shop, practice range and putting/chipping areas, is open to the public but owned by the property owners in the Village.

Residents can enjoy unlimited access throughout the year, paying $308/month for two lifetime passes, Roope said. Condominium owners pay additional HOA fees to cover water, sewer and maintenance costs.

The Village also includes a swimming pool, clubhouse, tennis and pickle ball courts, barbecue area and playground. There’s a full-service bar and grill, too. Vacation rentals are also available for those looking for a golf/lake getaway.

Because of the mix of condos and homes, Twin Lakes Village presents opportunity for all levels of buyers. Some of the older condominiums can run between $90,000 and $150,000, Roope said. Single-family homes can run into the $400,000 range, though average home prices are around $250,000 and $300,000.

One of Roope’s represented properties is a 2,800+ square-foot home located just off the 14th and 15th greens, listed at just under $300,000.

Zoned for the Lakeland School District, Twin Lakes Village is closer than you think — only about 20 minutes from Coeur d’Alene.
