More space often means more things to manage. A big home on a large slab of land is a dream for many, but sometimes, especially later in life, there’s a desire to keep things simple.

Part of the activity in Hayden’s Heatherstone 55+ community can be attributed to filling that particular need in the area real estate game.

Realtor Lynden McGee of Tomlinson Sotheby’s International Realty, who has sold several homes in the community in the past year, said the homes in the neighborhood almost always go fast.

“The people are friendly, everyone seems to get along great, and it’s a well taken-care-of neighborhood,” McGee said.

Located just north of Honeysuckle Avenue in Hayden between Ramsey Road and Highway 95, the homes in Heatherstone are all either manufactured or modular homes, most built around 2000. The homes are sold as property, while the land it rests on is leased from the community. Because of this, price-per-square-foot is considerably less, making the community appealing to older buyers on a budget, McGee said.

There are two different lease fees, based on single and double-sized lots. In 2017, fees were about $303 per month for the smaller lots and $425 per month for the double size lots, McGee said.

Those lease fees include water, sewage, garbage and snow removal. The community also has its own clubhouse with a library, fireplace, community activities and space for get-togethers. Heatherstone also has an attractive green space at the center of the community, though it is currently very much a white space.

Homes are typically about 1,200 to 1,500 square feet, though McGee has sold homes as small as 1,100 and as large as 1,950 in the neighborhood. The two active listings online are priced at $135,000 and $140,000 for 1,568 square feet and 1,820 square feet homes, respectively.

McGee said properties often move as quickly as a couple of weeks, especially in the warmer months of the year. Besides the look and feel of the community itself, he credits the location as being a major factor for buyers looking in the price range.

“They can walk or drive six blocks and be at Walmart,” McGee said.

Closeby gas stations and the abundance of businesses along Highway 95 a few blocks east also provide residents with swift access to amenities.
