Whitefish to vote on Trail View subdivision

The Whitefish City Council is poised to make a final decision on the proposed Trail View 58-lot subdivision at its meeting today.

The council held a public hearing May 7 on the planned workforce housing development at the southwest corner of Monegan and Voerman roads, but postponed a decision in order to further review the application and public comments. Increased traffic and drainage concerns were big issues voiced by neighbors.

The council also requested information on the Creekwood subdivision to the north and the expired Bridgewater Trails subdivision that once was proposed on the Trail View site.

In reviewing the files, city staff noted both subdivisions included a condition of approval that a note be placed on the face of the plat as a waiver to the creation of a special improvement district for improvements to Voerman Road/Park Avenue to E. 10th Street, according to City Manager Adam Hammatt’s council report.

Hammatt said the council could opt to add a condition of approval to Trail View, that a similar waiver be placed on the plat. The council also could review the resort tax street reconstruction priority list and move Park Avenue improvements higher up on the list, Hammatt advised. Right now Park Avenue improvements likely are more than 20 years away because it’s No. 17 on the priority list. Park Avenue intersects with Voerman Road with a set of curves to the west of the proposed subdivision

Trail View developer Jerry Dunker proposes to offer half of the homes in Trail View as deed-restricted single-family dwellings based on income. The other half would be non-deed-restricted homes considered to be workforce housing.

In other business, the council will hold a public hearing on a request by Schumacher Interests Inc. for a planned-unit development overlay to build 60 condominium units in 10 buildings on 7.1 acres at 6405 U.S. 93 S. The property is located just south of the pond near Mountain Mall.

A public hearing will be held to consider Kevin Corbett’s request for a conditional-use permit to build an accessory apartment at 642 Columbia Ave.

The meeting begins at 7:10 p.m. at Whitefish City Hall.
