PF growth requests: Four annexations

Post Falls could see 5 acres of commercially zoned property annexed into city limits today.

With residential growth rapidly outpacing commercial growth in the city, the Post Falls Planning and Zoning Commission is also expected to hear three annexation requests for residential projects.

Daeland Properties seeks to annex approximately 5 acres into the city of Post Falls with the intent to develop the property on Seltice Way and North Pleasant View Road for commercial uses.

Daeland is requesting a zone to be consistent with future land use designation, said Post Falls Planning Manager Jon Manley.

Specifically how the location would be developed remains uncertain.

“The property is county land zoned as partial agricultural on the north side and partial commercial along Seltice,” Post Falls City Planner Ethan Porter said. “They are asking for full commercial to continue the Seltice commercial corridor.”

The city’s Planning and Zoning Commission will hear three additional annexation proposals for single family residential properties.

H2 Surveying and Engineering requested on behalf of Tedder Properties, LLC approval to annex 10.1 acres from Kootenai County into the city of Post Falls with a zoning request of single family residential. The property is along the south side of East Ponderosa Boulevard, east of South Greensferry Road, and west of South Spencer Street with Spokane River frontage.

“Everything adjacent to them in the city is also R1,” said Manley. “[Tedder] is requesting a similar zoning district as their zoning neighbors.”

Dobler Engineering on behalf of Kulka Land, LLC wants approval to annex 4.9 acres on the southwest corner of West Prairie Avenue and North Chase Road. Dobler subsequently seeks to subdivide the Tranquil Meadows property into 12 single family lots.

Dobler also wants to annex five separate parcels equaling 18.4 acres on the southwest corner of West Prairie Avenue and North Chase Road for single family residential zoning. Dobler seeks approval to subdivide 9.9 acres of the proposed Quiet Ridge annexation area into 26 single family lots. It’s not known what will happen to the remaining 8.5 acres, but they’ll remain undeveloped for now, according to Manley.
