The Bigfork Land Use Advisory Committee will hold a public hearing on Thursday to discuss a proposal for preliminary-plat approval of a 68-acre subdivision off Montana 35 in Bigfork.

The 79-lot subdivision, known as “The Settlement,” would consist of 11 commercial lots and 68 residential lots at 7645 Montana 35. According to a planning staff report, the request was submitted by Bigfork 26, LLC, on behalf of property owner Joseph Eslick.

The applicant is proposing to develop the subdivision in eight phases.

The property is located in the community of Bigfork and is zoned B-2 general business and R-2 one family limited residential. The applicant’s proposal generally complies with the Flathead County Growth Policy, Bigfork Neighborhood Plan and county zoning regulations, the staff report said.

Several subdivisions exist in close proximity to the subject property, including Jewel Basin Plaza, Bear Hollow and Eagle Bend North.

The Bigfork Land Use Advisory Committee meets at 4 p.m. Thursday at Bethany Lutheran Church in Bigfork. The committee’s recommendation will be forwarded to the Flathead County Planning Board, which will hold a public hearing for the proposed subdivision on March 13.
