HAYDEN — When building starts this spring, the first house in Hayden’s latest subdivision will likely be a model home.

That’s because the Carrington Meadows subdivision on the northwest corner of Atlas Road and Hayden Avenue is waiting on a sewer lift station to be completed before full swing construction begins.

The $850,000 lift station being built at Hayden Avenue and Huetter Road will serve new developments on the city’s western edge, as well as existing homes and businesses. Lift stations pump sewage materials.

“In order to move forward, we need to have a lift station in that area,” Brett Boyer, Hayden city administrator said.

The station will serve between 1,000 and 1,500 housing units on the city’s west side, Boyer said. Each single-family residential home is considered one unit, but commercial property may be more or less, depending on its water usage.

Scott Krajack, land development director for Viking Builders, which owns the Carrington subdivision and is also building the lift station, said the sewer work should be done within a few months.

Once that’s completed, the initial 52-home phase on the 20-acre parcel will begin.

Work on the subdivision started last summer. Homes should be on the property by this summer or fall.

“All the streets are built,” Krajack said. “It’s ready to go.”

The subdivision includes the 52 single-family dwellings in addition to a corner for commercial development.

Krajack envisions that the commercial property will be similar to the shopping center a mile to the south at The Landings on the intersection of Atlas Road and Prairie Avenue.

“We liked that shopping center, so we designed ours in the exact same shape as that,” Krajack said.

The triangle piece of commercial property will provide convenience store services for new residents and neighbors.

The Carrington project, a 220-lot development, will be built out in eight phases over eight years and cover 160 acres.

The second phase is planned for 2020 and will have an additional 60 lots, Krajack said.
