Demand for new construction remains high in North Idaho, and Post Falls continues to see a steady stream of fresh developments.
Much of this growth pushes north toward Prairie Avenue and west toward the state line. Neighborhood of the Week has covered several newish additions along Chase Road, and in particular near Grange Avenue.
One we haven’t mentioned in that area is Peregrine Place, a development from Monogram Homes, which has established several North Idaho neighborhoods with high-quality new homes in the last few years. Peregrine Place, like many of Monogram’s developments, offers several different floor plans, with the options that start around just $240,000.
Bret Minzghor, a Realtor with Windermere Coeur d’Alene Realty, represents the development for Monogram. He pointed to the quality of build, affordability and convenient location as the reasons for Peregrine’s success so far.
“We probably have about 20 of them sold; it’s been going like gangbusters,” Minzghor said.
There’s still plenty of opportunity in Peregrine Place, including four spec homes available. Home options range from three-bedroom, two-bathroom homes with 1,280 square feet up through four-bedroom, 2.5-bathroom options with upward of 2,100 square feet. Prices range from about $240,000 to around $350,000.
Standard features in the homes include luxury vinyl plank flooring in main living areas, fiber cement lap siding, high-efficiency gas forced air furnaces, and many more visually appealing and in-demand modern options.
The location is convenient for commuting too, as Chase doesn’t attract as much traffic as other connections to Prairie Avenue to the north and the main stretch of Post Falls and Interstate 90 to the south. Peregrine Place also doesn’t have Homeowners Association fees, a rarity for new construction.
