Acreage and luxury homes are the draws for Elkhorn Ranch Estates in Rathdrum.

Wide open space and quiet living define Elkhorn Ranch Estates in Rathdrum. The development of luxury homes boast properties that average between 3-5 acres.

Realtor Christy Oetken of The Oetken Group and Windermere Coeur d’Alene Realty currently represents a home for sale at Elkhorn Ranch Estates. Peaceful is a word she uses to describe the high-end development.

“These homes all have really nice mountain and pasture views, and it’s very quiet. You’re not getting any road noise. It’s really pristine,” Oetken said.

The subdivision was platted in 2000 and has since been painted with some gorgeous homes. Elkhorn Ranch continues to be highly desirable, as confirmed by Oetken’s market analysis of the past two years of sales. Median home price during that period (on about a dozen closed listings) was $589,000. The average time on the market was 96 days, which for the price range is excellent.

Home sizes vary but typically run from 2,000 to 3,500 square feet. CC&Rs allow for additional structures on the property, and the acreage flexibility makes Elkhorn Ranch ideal for horses and other animals.

The home Oetken represents is a rancher built in 2004 on a 4.75-acre property and priced at $549,000. It includes a three-car garage and a 30-by-45 shop. The home is representative of the luxurious feel of many homes in the development and includes maple hardwood flooring throughout the home and other desirable amenities.

HOA fees in Elkhorn Ranch Estates are $45/month and includes water service, Oetken said.

With plenty of space separating neighbors, Elkhorn Ranch Estates has a quiet and secluded feel. Still, the development isn’t far from civilization and the main stretch of Rathdrum. Highways 41 and 53 out of Rathdrum also make for convenient and swift commutes to Coeur d’Alene, Post Falls and Spokane.

The Elkhorn Ranch Estates development is located east of Highway 41 by taking West Scarcello Road, then heading north on Ranch View Drive.
