You’ll be forgiven for thinking it was still Idaho.
Head northwest near the state line in Post Falls and you’ll discover a cluster of neighborhoods along the Spokane River. You cross into Washington rather quickly, but the neighborhoods are so close to Seltice Way, Cabela’s and the Walmart that it feels like another Idaho offshoot.
Available homes in this area tend to be rare, even in the more active spring and summer seasons. It’s technically referred to East Farms in the real estate apps, which leads into the Otis Orchards area of Washington, though the two active listings near the state line are officially listed as Newman Lake, Wash.
The first listing on Ante Road near the intersection of Idaho Road (how’s that for a mixed message?), is an almost 2,000-square-foot home with five bedrooms listed just under $280,000. Just a bit more north and west is a six-bedroom, 2,000-square-foot home listed at $285,000. Those are both significantly less than other opportunities in homes squarely in Otis Orchards and Liberty Lake.
Just a couple blocks south of this area and heading west is Wellesley Avenue, with homes on the north side of the street boasting some beautiful views of the Spokane River. Yes, those same views include Interstate 90, but there’s something probably poetic about watching the combined flow of nature and human progress or insert your own philosophical musing here.
Keep driving along Wellesley and you’ll also get a fun view of a bunch of Idaho residents driving in to visit a distinctly green building on the south side of the freeway/river closer to the Liberty Lake city limits. I wonder what they sell there?

The other major attraction in this area is the riverside Gateway Regional Park along the Centennial Trail, as well as Scraps Dog Park. This is a gorgeous area that gets a lot of play in the warmer months and a convenient location to enjoy a riverside walk or bike ride along the Centennial Trail.
Of course, Idahoans who prefer to stay loyal to their state can find some stateline living options in the form of Pointe Apartments near that Walmart, as well as the massive extension of the Woodbridge South neighborhood.
Several listings of new construction from Painted Rock Homes from the Architerra Group are active in the system in Woodbridge South, with prices starting at $274,000.
