Hundreds of housing units proposed

Development proposals that would add hundreds of housing units in Kalispell and more than two-dozen commercial lots in North Kalispell are the focus of several public hearings before the Kalispell Planning Board on Tuesday, March 10.

Eagle Valley Ranch Apartments, LLC, and Stillwater Corp. are requesting major subdivision approval for Phases 3 and 4 of Kalispell North Town Center. The development, located near Kalispell Ford and the Montana National Guard Armory, would include 26 commercial lots.

Overall, the North Town Center development encompasses 485.5 acres, but Phases 3 and 4 include just over 39 acres. This project would add a commercial subdivision, a common area and a new city street.

The overall planned-unit development, formerly called the Glacier Town Center, includes four zoning designations, including R-3 (single-family), R-4 (two-family), B-1 (neighborhood business) and B-2 (general business). Phases 3 and 4 are zoned for commercial use.

The Planning Board also will consider a request from Owl View Corp. for a conditional-use permit to build a 120-unit, multi-family development on the west end of Sawyer Lane near West View Estates. The project is the second phase of the existing Owl View Landing subdivision.

The overall property is approximately 20 acres, but this part of the project includes almost 8 acres in the southern portion of the property. The property is zoned RA-2 (Residential Apartment/Office). The conditional-use permit would pave the way to construct 10 buildings for residential use.

There will also be a public hearing on a conditional-use permit request from The Meridian Apartments, LLC, for a multi-family development that would include 144 units. There would be four buildings and a clubhouse in this development, located at 41 Meridian Court. The property is zoned B-1 (neighborhood business).

Finally, the board will hold a work session directly following the meeting on a planned-unit development request from WGM Group for a 28-acre property at 430 Stillwater Road. This project would add “a residential and commercial mixed-use and mixed-density development” with 285 units on 28.2 acres, according to the planned-unit development application. The developer expects to start the residential portion of the project in summer or fall 2020.

The meeting starts at 6 p.m. on Tuesday, March 10, in the Kalispell City Council chambers, 201 First Ave. E.
