Subdivision plan goes to county planning board

A request for a preliminary plat approval for a six-lot subdivision at the intersection of Lamb Lane and Karrow Avenue has been submitted to the Flathead County Planning Department.

The request by C.R.O.W. LLC will go before the Flathead County Planning Board on May 13. The property is located just west of the Assembly of God Church building.

The property is 15.26 acres in size and currently contains a single-family home and outbuilding. The proposed subdivision would create six clustered residential lots along Lamb Lane ranging in size from 1.47 to 1.9 acres in size with the average residential lot size of 1.57 acres.

The property is zoned R-2.5 rural residential, which typically requires a minimum lot size of 2.5 acres.

The applicant, however, is using the clustering provisions in the county zoning code and received a conditional use permit for the proposal in May last year, according to the planning staff report.

The plan calls for 5.87 acres of open space along the northern half of the property.

All lots would be served by a shared, multi-user well and septic system.

Primary access would be from Lamb Lane via Karrow Avenue.

As part of the plan, the developer is required to show a 15-foot bike and pedestrian path easement along Karrow Avenue on the final plat for the subdivision.

Twenty-four conditions of approval are proposed as part of the project. Planning staff says that the proposed project appears to generally comply with subdivision review criteria.

The county planning board meets on Wednesday, May 13 at 6 p.m. Meetings are being held remotely via WebEx.
