County planning board examines Rogers Lake subdivision

A proposal to create 15 residential lots on about 100 acres just north of Rogers Lake goes before the Flathead County Planning Board on Wednesday.

Wally Wilkinson, representing Rogers Lake, LLC, is seeking a preliminary plat for the project known as Canyon Creek Estates for properties located on the north side of Rogers Lake Road.

The county planning board meets at 6 p.m. in the second floor conference room of the South Campus Building at 40 11th St. W. in Kalispell. Recommendations from the planning board regarding the requests are forwarded to the Flathead County commissioners for final consideration.

The property planned for the subdivision is unzoned and is less than a mile from U.S. 2. The bulk of the property is timbered, according to the planning staff report.

Most lots in the subdivision planned for single-family homes range from about 2 acres to about 5 acres in size, though one lot is much larger at 20 acres.

Open space for the project is listed at 34 acres. The developer is also proposing to pay the cash-in-lieu fee for the 1.38 acres of required parkland for the subdivision.

One of the lots would be accessed from Rogers Lake Road and the rest would be accessed off of an internal subdivision road via Rogers Lake Road. Individual and shared water systems and individual septic systems are planned.

Also on the agenda, the planning board will look at:

• A zone change request from Midway MM Inc. for a proposal to change the zoning on three parcels located at 4899 Highway 93 S. near Whitefish from B-1 neighborhood/professional business to B-2 general business. The total acreage is about 1.46 acres.

• A zone change request from James and Tracy Lee for a zone change on 5 acres at 2449 Airport Road in Kalispell from SAG-10 suburban agricultural to R-2.5 rural residential.

• A zone change request from Brian and Crystal Ray for a preliminary plat approval of Schrade Road Subdivision, a proposal to create four residential lots on 21.376 acres. The proposed lots would be served by individual wells and septic systems.

• A request from John Ray for preliminary plat approval of Antler bluff, a proposal to create two residential lots on 4.88 acres. The proposed lots would be served by individual wells and septic systems. The property is located at 520 and 590 Antler Bluff near Columbia Falls.

• A request from The Standard Development, LLC for a preliminary plat approval of a 16-unit condominium to be known as The Story on .333 acres. The project would be served by public water and sewer. The property is located at 3854 Winter Lane, Whitefish.

• A request by the Middle Canyon Lane Use Advisory Committee for an amendment to the Flathead County Growth Policy to add the West Glacier Vision Plan as an addendum to the Canyon Plan.

• A request by the North Fork Land Use Advisory Committee to amend the North Fork section of the Flathead County zoning regulations. The proposed changes are extensive in nature and considered a complete rewrite of the section.

Lakeside wastewater treatment project comment period extended through Feb. 10

The Department of Environmental Quality has issued a draft environmental assessment for improvements to the Lakeside County Water and Sewer District system, along with ground water pollution control system permits that would allow the facility to discharge treated wastewater into the ground. With an original deadline of Jan. 10, the state agency is now taking comments on the project through Feb. 10.
