Kootenai County median home price rises

COEUR d’ALENE — The median price of a single-family home in Kootenai County rose to $524,298 in July, up slightly from June, according to the Coeur d’Alene Regional Realtors.

But it was down 6.4% compared to July 2022, when the median price of a single-family home in Kootenai County was $560,000.

The number of Kootenai County homes sold through July totaled 1,269, down nearly 20% from the same time frame last year, the CDARR reported.

Current active residential listings as of Aug. 3 totaled 1,053, nearly the same as one year ago, when it was 1,055, according to the CDARR.

Idaho was in the top 10 of most expensive states to own a home in the country, according to a recent study by Agent Advice, an online business.

It reported that Idaho was the ninth-most expensive state to own a home, with a typical house price of $435,374 as of March.

Hawaii took the crown as the most expensive state to own a home, with typical house prices reported to be $834,583 as of March. This is 146% above the national average — $338,649 — and a 25% increase from March 2021

“Overall, there has been an increase in cost in the last three years throughout the nation. However, this research shows that there has also been a depreciation in multiple states over the last two years, showing a rise in more affordable housing," said Chris Heller, co-founder of Agent Advice, in a press release.

Another survey analyzed the volume of new property listings in each state from January 2020 until June 2023, revealing which states had the best availability rate of new homes per 100,000 households.

Idaho took second place, with 19,427 new home listings per 100,000 properties, according to a press release from Los Feliz, luxury real estate experts.

“Homeowners in the state have been some of the most active on the property market over the last three years,” the release said.

It’s estimated that only about 20% of area households can afford to buy a home.
