Housing market remains flat

COEUR d’ALENE — The real estate market in Kootenai County remained flat in November.
The Coeur d’Alene Regional Realtors reported that the median price of a single-family home in the county, for the third straight month, was $525,000.
The number of single-family homes sold this year through November in Kootenai County totaled 2,006, down 17.6% from November 2022.
The number of current active residential listings in the county as of Tuesday was 855, down 10% from 949 in October, but up 3.6% from 825 on Dec. 5, 2022.
It’s taking longer for home sales to close, with the average number of days on the market climbing to 88, according to the Coeur d’Alene Regional Realtors, up 22% from November 2022, but pretty much the same as the previous six months this year.
Many in the housing industry say high mortgage interest rates have stalled the market, as buyers are delaying home purchases and sellers are reluctant to give up lower rates they received when they bought their homes.
On Wednesday, the interest rate on a 30-year fixed-rate mortgage was at 6.8%, it’s lowest in months, while the interest rate on a 15-year mortgage was at 5.8%.
