COEUR d’ALENE — The median price of a single-family home in Kootenai County rose slightly in May.
The Coeur d’Alene Regional Realtors reported that the median home price was $515,500 in May, up from $515,000 in April. It was down 7.4% from May 2022, when the median home price reached $559,000.
The number of Kootenai County homes sold through May totaled 802, a 29% decline from the same time frame the previous year, when 1,119 homes had sold.
Current active residential listings totaled 957 as of June 5, a 37% increase from 957 on June 7, 2022.
The average number of days on the market in May, 93, was up 41% from 66 in May 2022.
The median price of a single-family home in Shoshone County rose to $303,000, up 2.7% from $295,000 in May 2022, according to the Coeur d’Alene Regional Realtors.
The number of Shoshone County homes sold through May, 58, was down 13% from the previous year.
Current active residential listings totaled 75 as of June 5, a 32% increase from June 7, 2022.

Even if a family saved $25,000, they would still be $19,000 short of the down payment needed to buy a $550,000 home, which is the median price in Kootenai County. It’s estimated that only about 20% of area households can afford to buy a home.

According to the 2025 Point in Time Homeless Count in January, Idaho has 2,697 homeless people, down slightly from the previous year. Most, 56%, were adults males between the ages of 18 and 54. In Idaho's Region One, which includes Kootenai, Bonner, Boundary, Shoshone and Benewah counties, there were 246 homeless in the PIT 2025 count.
