COEUR TERRE: Vote no to annexation

The recent article in the Coeur d’Alene Press on Coeur Terre notes that the developer will ‘limit’ the 440-acre section to 2,800 homes yet The Press continues to support what is clearly a myth by stating that the overall project, with another 600 acres, will have ‘approximately 4,500 homes.’ A simple extrapolation of 2,800/440 = 6.36 potential housing units per acre, multiply that by 600 acres = 3,816 add 2,800 and the total for 1,040 acres becomes 6,600 not 4,500.
Additionally, while the ‘undiscussed’ 600-acre portion is in the Post Falls sphere, the developer and the city of Post Falls have noted the intention to annex that land into Coeur d’Alene, not Post Falls. This would suggest the Coeur d’Alene School District would be providing schools, and would also suggest that the 30 acres for schools in the 440 acres pending annexation would be ‘the’ schools for entire 1,040 acres. That implies would be 30 ‘more’ acres available for homes in the 600-acre section, maybe 200-300 more than the 3,800 noted above. And there are another 40 acres east of Huetter not owned by the CT Developer and not the annexation. What zoning will those remainder properties receive? They all border R-17 or C-17 designations in the CT Plan so add 40 acres at 17 units per acre = 680 additional homes. So the overall plan could easily exceed 7,000 units.
The entire 1,040 acres should be annexed at once, fully formed, with a stated maximum units allowed, plus a requirement for a full interchange connection to I-90 at Huetter before the 500th unit is occupied. Annexation is a discretionary vote: Vote NO.
