POST FALLS — The Post Falls Planning and Zoning Commission will focus on several subdivision projects during its meeting at 5:30 p.m. Tuesday in the council chambers.
A recent decision regarding the Landmark Place subdivision will be discussed after residents raised concerns about its potential impact on local traffic. The proposal, by Rose of Sharon Enterprises, seeks to develop 55 single-family homes on 11.15 acres of vacant land. The property, bordered by Interstate 90 to the north and the North Idaho Centennial Trail to the south, is zoned for single-family residential use.
The commission will also consider a proposal for the Bogie Subdivision, located at the southeast corner of East Bogie Drive and North Greensferry Road. This plan involves subdividing 4.2 acres into 18 single-family lots, also within the R-1 zoning designation.
Additionally, the meeting will address annexation zoning recommendations for the areas of Killdeer, Early Dawn, Zorros and Poleline and Zorros.
Three other action items with public hearings are set for discussion. The Crown Reserve Subdivision proposal, led by Whipple Consulting Engineers, involves subdividing 35.55 acres of an 83.88-acre parcel into 148 single-family lots with a residential mixed zoning designation.
The Killdeer Meadows Subdivision, proposed by Lake City Engineering on behalf of Northern Lights Development, seeks approval to subdivide 4.89 acres into 18 single-family lots within the R-1 zoning.
The city has submitted a request to annex and subdivide 9.72 acres into 50 lots for the Echo Estates project. This proposal includes a zoning change to a medium-density residential designation. The property is located west of Gabrio Estates Subdivision, at the terminus of West Okanogan Street, north of West Echo Drive, and west of North McGuire Road.
