Senior housing project going to Coeur d'Alene commission

A developer is seeking a special use permit from the city of Coeur d'Alene for residential care facilities and senior cottages that would provide more than 100 beds.

The proposal will go before Coeur d'Alene's Planning and Zoning Commission during its meeting at 5:30 p.m. today in the Library Community Room. 

The Hemmingson Senior Living at The Trails would be on 6 vacant acres zoned R-8, which allows residential at eight units per acre. 

The property is bordered by Hanley Avenue to the south, Coeur Terre Boulevard on the east, Shedhorn Avenue on the north and Alecat Drive to the west, according to a staff report. 

The owner is listed as Coeur Development LLC. The applicant/architect is listed as Todd Butler. 

According to the report, the “minimal care facility” would have five buildings with 16 beds each, 24 senior cottages to accommodate up to 48 additional residents, and one additional guest suite.

The residential care homes will provide 24-hour care and include group dining and supervision for physically or mentally handicapped or infirm and who are in need of residential care, the staff report said.

The cottages will be for 55-plus residents, capable to taking care of themselves in independent living units, but who prefer personal supervision, the report said. These residents would receive daily well checks, cleaning and laundry services, have alarm and monitoring systems that provide access to 24-hour care, and have access to group dining. 

The project amenities may also include facilities such as a community center that could have a gym, game and activity rooms, and large meeting/gathering rooms, the report said.
