POST FALLS — The Planning and Zoning Commission unanimously approved the Landmark Place Subdivision on Tuesday, despite residents' concerns about traffic impacts.
Rose of Sharon Enterprises plans to develop 55 single-family homes on approximately 11.15 acres of vacant land bordered by Interstate 90 to the north and the Centennial Trail to the south. The site is zoned R1 for single-family residential use.
Local resident Naomi Holt expressed concerns about traffic on Lundy Boulevard, noting existing challenges with school bus access.
"Our road cannot handle the extra traffic," said Holt, whose daughter uses a wheelchair and requires special bus accommodations.
City officials responded that most traffic would flow to McGuire Road rather than Lundy Boulevard and, after negotiations with various jurisdictions, the development will feature a private gated road.
"It's just one step in a much larger process," said Commission Chair James Steffensen. "If there's major changes, it will come back here."
The Idaho Transportation Department has arranged for water service to be extended under I-90 at the developer's expense, and the city has secured utility access agreements with Rose of Sharon Enterprises.
