NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Kootenai County Hearing Examiner will conduct a public hearing on September 4, 2025 at 6:00 p.m. in Room 1 a/b, 451 Government Way, Coeur d’Alene, ID to consider Case No. VAR25-0002, a request by Jaime and Taylor Varley for the following variance requests: 1. 5’ variance to the 10’ side yard setback to establish a 5’ setback from the northerly side of the dwelling to the edge of the northerly property line. 2. 4’-4’’ variance to the 10’ side yard setback to establish a 5’-8’’ setback from the southwesterly side of the dwelling to the edge of the southerly property line. 3. 2’-9’’ variance to the 10’ side yard setback to establish a 7’-3’’ setback from the southeasterly side of the dwelling to the edge of the southerly property line. The subject property is a 0.303-acre waterfront lot along Lake Coeur d’Alene within the Restricted Residential zone and the Reservation of the Coeur d’Alene Tribe. Access is from a public road, W Rockford Bay Rd. Due to narrowness of the lot, which is 37’ wide in the front and 50’ wide in the rear, and slopes toward the public road and shoreline, the most suitable building area is the current location of the existing dwelling. The proposal is to demolish and reconstruct a dwelling that would encroach further into the side yard setbacks. The existing dwelling contains an easement for a reserved off-site drainfield via Instrument 1454268. According to the site plan, water is pumped from the Lake. The subject property parcel number is 07000000011B and described as: SAMPSON SUB, TAX #6862 [IN LT 11], in Section 16NE, Township 48 North, Range 04 West, B.M., Kootenai County, Idaho. The subject parcel address is 6836 W Rockford Bay Rd, Coeur d’Alene, ID 83814. All written comments must be received ten (10) days prior to the hearing date. If you require special accommodations, please contact Kootenai County Community Development (7) days prior to the public hearing.
