Kootenai County homes continue to rise in value.
According to the Coeur d'Alene Regional Realtors Association, the median price of a single-family home in Kootenai County in November was $549,000, a 4.3% increase from one year ago.
The number of homes this year sold through November was 2,307, a 2.4% increase, while the number of active residential listings as of Dec. 3 was 886, down 2.1% compared to the same time last year. In November, the number of days between when a home was listed and closed on the MLS was 92.
Jennifer Smock, Coeur d'Alene Regional Realtors president and co-owner, and managing broker of Windermere Coeur d'Alene Realty, said at this time of the year, it’s not uncommon to see housing inventory at its lowest.
"While 2025 has been a stable and steady real estate market, we anticipate increased activity as we move into 2026," she wrote. "Interest rates will continue to influence momentum, but both buyers and sellers appear to be settling into the reality that rates in the high-5% to low-6% range are likely our new norm for the foreseeable future. This adjustment alone should help unlock additional inventory and generate more demand across the market."
Smock said she does not expect to see significant price appreciation in the year ahead.
"Home values will likely remain relatively flat unless we experience a notable decline in interest rates," she said.
Smock said one silver lining in today’s market is the continued strength of new construction. Many builders are offering attractive incentives — such as closing cost assistance or interest rate buydowns — that have helped support buyer activity and stabilize that market segment.
