NOTICE OF TRUSTEE’S SALE - To be sold for cash at a Trustee’s Sale on September 10, 2025, 09:00 AM at the North Entrance, Administration building, Veteran’s Memorial Plaza, 451 Government Way, Coeur D’Alene, ID 83815, the following-described real property situated in Kootenai County, Idaho (the “Property”): Lot 11, Block 4, CROWN POINTE 6TH ADDITION, according to the plat thereof recorded in the office of the County Recorder in Book L of Plats at Page 250, records of Kootenai County, Idaho Commonly known as: 8886 N Mountainshire Rd, Post Falls, ID 83854 Nick Gittel, as Trustor conveyed the Property via a Deed of Trust dated May 29, 2019, in favor of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Willamette Valley Bank, its successors and assigns, in which Kootenai County Title Co. was named as Trustee. By reason of said default, the Beneficiary has declared all sums owing on the obligation secured by said Deed of Trust immediately due and payable.
