DEFAULT FOR WHICH THE FORECLOSURE IS MADE: The Grantor has defaulted on the terms of said Trust Indenture and the corresponding Promissory Note in that it has failed to make the payments due on April 15, 2024 through the present, has failed pay the payments required by the first and second priority encumbrances when due and has failed to pay real property taxes against the real property when due. AMOUNTS OWED ON THE OBLIGATIONS SECURED BY THE TRUST INDENTURE as of August 18, 2025: Principal $200,000.00 Interest $6,063.01 Late Charges $200.00 Escrow Fees and Charges $195.00 Total due as of August 18, 2025: $206,458.01 Interest continues to accrue.
