NO. 2838 CITY OF WHITEFISH, MONTANA NOTICE OF PUBLIC HEARINGS ON REVISION TO IMPACT FEE RATES AND POLICIES NOTICE IS HEREBY GIVEN that on Monday October 6, 2025, at 7:10 p.m. at the Whitefish City Hall, 418 E. Second Street, the Whitefish City Council will conduct public hearings for the purpose of receiving public input regarding changes to the Impact Fee rates and policies for the City of Whitefish. Individuals may appear in person or submit written testimony regarding the proposed changes. Written comments may be delivered or mailed to the Whitefish City Clerk, 418 E. 2nd St., P.O. Box 158, Whitefish, MT 59937, or emailed [email protected]. Senate Bill 133, enacted by the Montana Legislature in 2025, requires revisions to City impact fee rates and policies. Impact fees assessed for city hall, paved trails, and parks are proposed to be eliminated, as well as the 5% administrative fee assessed on all impact fees. In accordance with State law, the City proposes to retain existing impact fees for water, wastewater, fire, and police. NO. 2839 AUDIT PUBLICATION STATEMENT An audit of the City of Whitefish has been conducted by Denning, Downey & Associates, CPA’s, P.C. The audit covered the fiscal year ended June 30, 2024. Section 2-7-521, MCA, requires the publication of the following summary of significant findings. Summary of Significant Findings The audit report for the City of Whitefish for the fiscal year ended June 30, 2024, were unmodified. The audit report also contained several other auditor’s repo1ts. Following is a list of the reports and a summary of the findings included in each. This is only a summary and is not intended to be used as an audit report. 1. Report on Compliance and on Internal Control Over Financial Rep01ting Based on an Audit of Financial Statements Performed in Accordance with Government Auditing Standards. NO. 2840 WHITEFISH COMMUNITY DEVELOPMENT BOARD NOTICE OF PUBLIC HEARING At a meeting of the Whitefish Community Development Board on Thursday, October 16, 2025, at 6:00 PM, the Board will hold a public hearing on the items listed below. The Board meets in the Whitefish Council Chambers at City Hall, at 418 E. 2nd Street Whitefish, Montana. The Board recommendation for the following items will be forwarded onto the Whitefish City Council for subsequent public hearing. Items 1, 2, and 3 will be heard on November 3, 2025. City Council meetings start at 7:10 PM and will also be held at City Hall. 1. A request by Whitefish River Hotel LLC for a Conditional Use Permit for an expansion of the Riverfront Hotel into the office building to the south. The property is currently developed as an office building and is zoned WB-2 (Secondary Business District). The property is located at 920 & 940 Spokane Avenue and can be legally described as Lots 12-18, 1B, 1, Block 3, Riverside Addition in S36, T31N, R22W P.M.M., Flathead County. (WCUP 25-10) Compton-Ring 2. A request by Andiamo Project LLC – Samuel Dauenhauer for a Conditional Use Permit for use of a beer and wine license in an existing café. The property is currently developed as a multi-unit commercial building and is zoned WB-3 (General Business District). The property is located at 309 Central Avenue and can be legally described as Unit A and Unit B of 309 Central Condo on Lot 1 of Ruis Hold Central Ave. in S36 T31N R22W, P.M.M., Flathead County. A request by the City of Whitefish for a Zoning Text Amendment to Sections 3.10 and 5.9 of the Architectural Review Standards to align with the updated definition of Formula Business, Ord. 25-07, adopted by the City Council. (WZTA 25-05) Compton-Ring Documents pertaining to these agenda items are available for review at the Whitefish Planning & Building Department, 418 E Second Street, during regular business hours.
