Golden Tee Estates hearing continued, legal clarity

SANDPOINT — Developers eager to complete a 23-lot subdivision tied to a 20-year development plan must wait until a November setting to allow time for a new Bonner County legal representative to go over the original development documents.
Bonner County commissioners unanimously agreed to postpone a decision on the proposed Golden Tee Estates 11th Addition-Lot 2 subdivision to give legal representative Nate Adams time to examine a 2006 planned unit development that governs the project’s conditions.
The proposal was previously recommended for approval by the Bonner County Planning Commission before being forwarded to commissioners for final consideration.
Under a PUD, each phase of development is required to go through the preliminary plat process but is governed by the original conditions of the PUD, which allows for deviations of certain requirements of code.
“I think the 20-year history of this CUP/PUD does beg some questions in my mind, and it very well may be fine, but I do think there's due diligence that's appropriate to confirm that some of this very dated information is still legally valid and applicable,” said Commissioner Brian Domke.
Commissioner Asia Williams shared similar sentiments, requesting that Adams review the file to make a “very clean decision in terms of how to deliberate.”
“We still make informed decisions here,” Williams added.
Project representative Jeremy Grimm shared a different perspective, saying that the application could be reviewed after the preliminary plat approval. He further indicated that the cost of legal review “could potentially be a $50,000 cost to the county.”
“The file for The Idaho Club, what I’ve seen, is probably taller than I am — and I’m 5-foot-9,” said Grimm.
The proposed subdivision will sit on approximately 7.57 acres of land, with lot sizes estimated to range from 0.15 to 0.43 acres.
It would be located off North Idaho Club Drive and constructed as part of a master plan vision for The Idaho Club — which proposes 498 dwelling units on 879 acres and other amenities such as the golf course.
A hearing for the preliminary plat is scheduled for Nov. 12 at 10 a.m.
