The Boundary County Planning & Zoning Commission approved a conditional use permit Thursday, Oct. 23, for a 137-foot tall, 43-foot-wide water tower to be built by Cabinet Mountains Water District.

The first in Boundary County, the water tower will hold approximately 300,000 gallons of water. The site is currently a vacant lot.

While an address has not been registered with the county, the site is located on a 1.729-acre parcel located in Paradise Valley Fire District.

According to P&Z documents, the water district was approved for a portion of Lot 4 of Lyle Farms to allow Cabinet Mountains to acquire the site. The request was approved by the Boundary County Board of Commissioners on April 19, 2025, and CMWD completed the transfer of title later this year.

The project is supported by the Idaho Department of Environmental Quality.

“The proposed water tank will improve the district’s ability to provide safe, reliable drinking water to their existing and future customers,” IDEQ officials wrote in a letter of support submitted as part of the P&Z hearing. “The project is being funded in part through a loan from DEQ’s State Revolving Fund program.”

CMWD is required to apply for a placement permit for the water tower.
