NO. 2863 WHITEFISH PLANNING COMMISSION NOTICE OF PUBLIC HEARING At the regular meeting of the Planning Commission on Thursday, April 16, 2026, at 6:00 PM, the Commission will hold a public hearing on the items listed below. The Commission meets in the Whitefish Council Chambers at City Hall, at 418 E. 2nd Street Whitefish, Montana. The Commission will make a final decision on items 1-4. Items 5-6 will be forwarded onto the Whitefish City Council for subsequent public hearing on May 4, 2026 Planning Commission meeting. City Council meetings start at 7:10 PM and will also be held at City Hall. 1. A request by the Adams Family Trust for a variance to the height and setback retaining wall standards. The property is currently developed with a single family home and is zoned WRR-1/WPUD (Low Density Resort Residential District with a Planned Unit Development overlay). A request by Alex Thompson, on behalf of Holly Rizzolo and Carole Peschel, for a variance to the height and setback retaining wall standards, and side yard setback standards. The properties are currently developed with single-family homes and are zoned WR-1 (One-Family Residential District). The properties are located at 1396 West Lakeshore Drive and 1404 West Lakeshore Drive and can be legally described as Lot 1 and Lot 3, Block 7, Lake Park Addition in S26 T31N R22W, P.M.M., Flathead County. A request by Pete Krumsieg, on behalf of Perrin Orr Zamarippa Trust, for a variance to the Lakeshore Protection Zone setback requirement of 11-3-27-C of the City Code, that no vertical structures be allowed within 10’ of the upland boundary of the 20’ Lakeshore Protection Zone, in order to allow 74 sq ft of airspace, including roof overhangs and wall and deck cantilevers in five locations, to encroach up to a maximum of four feet (4’) into the required 10’ buffer, in order to construct a new house. The property is zoned WR-2 (Two-family Residential). The property is located at 1020 Birch Point Drive and can be legally described as Lot 1, BPA Subdivision, Section S26, T31 N, R22 W, Flathead County. (WZV 26-06) Taylor 4. A request by Ted & Durae Belcer for a variance to the setbacks in order to construct a carport on the east side of their home. A request by Justin Doll, on behalf of Averill Hospitality, for a zone change from WR-3 (Low Density Multi-Family Residential District) to WRB-2 (General Resort Business District) for properties addressed 1350 and 1352 Wisconsin Avenue. The properties are currently developed with single-family homes and accessory structures servicing Whitefish Lake Lodge. The properties can be legally described as Tracts 2H and 2K in S24 T31N R22W, P.M.M., Flathead County. (WZC 26-03) Macdonald 6. A request by the Whitefish Assembly of God for a Conditional Use Permit to add a 4,350 square foot youth facility. The property is currently developed with the Whitefish Assembly of God church and associated parking and is zoned WA (Agricultural District). The property is located at 150 Lamb Lane and can be legally described as Lot 1, Assembly of God Subdivision in S01, T30N, R22W, P.M.M., Flathead County. NO. 2864 NOTICE FOR PUBLIC COMMENT REQUEST FOR FLOODPLAIN DEVELOPMENT PERMIT The City of Whitefish Floodplain Administrator has received the following Floodplain Development Permit application: A permit request by City of Whitefish for a floodplain development permit to remove the existing pedestrian bridge and associated path from the Cow Creek floodplain and restore the area to a natural condition with a small pocket park. To maintain bicycle and pedestrian connectivity, the existing sidewalk north of the bridge is proposed to be widened to meet City bike/pedestrian standards. The project includes removing approximately 580 square feet of asphalt and rehabilitating about 185 square feet of creek bank with a native fescue seed mix. An additional 800 square feet of concrete is proposed for the pocket park and improved sidewalk area. Railings will be installed to keep park users on improved surfaces and reduce impacts to the creek. The project will occur on two unaddressed lots on 2nd Street in Whitefish, MT and can be legally described as Tracts 1CAAA and 1CAA in Section 32, Township 31N, Range 21W, P.M.M., Flathead County, Montana.
