Median home price declines in Kootenai County

The median price of a single-family home in Kootenai County fell slightly for the first time in more than two years.
According to the Coeur d'Alene Regional Realtors March report, the median price of a single-family home in the county was $545,000, down .2% from a year ago.
The last time the median price of a single-family home in Kootenai County declined was in February 2024, when it fell 2.3% to $499,500. It had risen every month since then, up to the latest report.
Jared McFarland, a real estate agent with Century 21 Beutler and Associates, said that if prices and interest rates go up, it could make it more difficult for home buyers and reduce affordability.
"Right now, things feel balanced but the lower price ranges are still moving quickly," he said.
McFarland said mortgage interest rates went back up a little, which slowed things down a touch and may be the reason for the reduced prices.
According to bankrate.com, the current average 30-year fixed mortgage interest rate is 6.38 percent.
"Historically, interest rates are tied to oil prices so as we see the prices of oil increase, we may see an increase in interest rates," he said. "The rates seem to be a driving factor. As soon as they dip below 6%, we see a jump in activity and as soon as they go up things seem to cool off a bit."
Through March, 507 homes in Kootenai County have been sold, and there were 778 active residential listings as of April 3, a 12.1% decline from the same time last year. The average number of days a home spent on the market before selling, 97, was down 8.5% from March 2025.
The median price of a single-family home in Shoshone County was $335,500, up 16.5% from the same time last year. That's based on sales of 36 homes through March. There were 87 active residential listings in Shoshone County as of April 3, while the days on the market were 94, down 21.7% from a year ago.
In Bonner County, the median price of a single-family home was $497,500, down 3.4% from March 2025. Homes sold through March totaled 66, a 12% increase from last year. There were 376 active residential listings as of April 3 in Bonner County.
McFarland's expects to see more listings come on the market closer to Memorial Day. He said if there isn't an increase in supply, a bump in demand could increase prices.
"With the nice weather, I think it's a great time for sellers to get their home on the market early and take advantage of the lower supply," he said.
