NOTICE OF TRUSTEE’S SALE On Thursday, May 7, 2026, at 2:00 p.m., at the front entrance of the Bonner County Courthouse, 215 S. 1st Ave., Sandpoint, Idaho 83864, Alliance Title & Escrow Corp., as Successor Trustee (the “Trustee”), will sell at public auction, to the highest bidder, for cash, in lawful money of the United States, all payable at the time of sale, the following described Real Property, situated in the County of Bonner, State of Idaho, and described as follows: Lot 7 of First Addition to Sourdough Point, according to the plat thereof, recorded in Book 2 of Plats, Page 134, records of Bonner County Idaho; Together with all improvements now or hereafter erected on the property and all easements, appurtenances, and fixtures now or hereafter part of the property, and all replacements and additions; (the “Real Property”). NOTICE IS FURTHER GIVEN that MOUNTAIN WEST BANK, a Division of Glacier Bank, the “Beneficiary,” elects to sell or cause the Real Property to be sold to satisfy said obligation in accordance with the Note and Deed of Trust, as a single sale (the “Trustee’s Sale”). The Trustee’s Sale shall be made pursuant to the power of sale conferred in the Deed of Trust (defined below) to satisfy the obligations secured thereby. The defaults for which this sale is to be made are that the Grantor has: (i) violated the due on sale provision by causing a secondary lienholder of the Real Property (as defined below), junior to the Beneficiary’s position, to commence a judicial foreclosure proceeding in the First Judicial District of the State of Idaho in and for the County of Bonner, Case No. CV09-25-0708 (“Judicial Foreclosure Action”), resulting in the Judicial Foreclosure Sale on October 8, 2025, where Signature Federal Credit Union purchased the Real Property subject to the Beneficiary’s Deed of Trust, for the credit bid amount of $195,474.07; (ii) failed to make the regular monthly principal and interest payments as set forth and required by the Deed of Trust and Note, in the amount of $2,608.67 each, per month, due since August 1, 2025, and monthly thereafter on the 1st day of each month; (iii) failed to pay Real Property taxes for the year 2025 which are payable, but not yet delinquent; (iv) caused a claim of lien to be filed against the Real Property; (v) caused a judgment lien to be filed against the Real Property; and (vi) caused Beneficiary to incur foreclosure costs, trustee’s fees and attorneys fees. The loan amount as evidenced by the Note dated August 5, 2021, as thereafter amended (the “Note”), which had a principal balance due as of December 18, 2025, of $579,467.10. The balance due and owing under the Note as of December 18, 2025, which is secured by the Deed of Trust (collectivley “Loan Documents”), was $579,467.10 including principal, accrued interest, late fees, and a negative escrow balance, but excluding Beneficiary’s unpaid and accruing attorney fees and collection costs, title sale guaranty, delinquent property taxes, costs and expenses for any additional appraisal and environmental expenses, and fees and expenses actually incurred in enforcing the obligations under the Loan Documents, or in connection with this sale, such as trustee’s fees and/or reasonable attorney’s fees, as authorized in the Loan Documents. NOTICE OF TRUSTEE’S SALE - To be sold for cash at a Trustee’s Sale on July 23, 2026, 9:00 AM on the front steps of the main entrance, Bonner County Courthouse, 215 S. 1st Avenue, Sandpoint, ID 83864, the following-described real property situated in Bonner County, Idaho (the “Property”): Situate in the County of Bonner and State of Idaho: Lot 1, Block 3, Mountain View Addition, according to the official plat thereof, filed in Book 2 of Plats, Page 47, records of Bonner County, Idaho Commonly known as: 664 Hagman Rd, Nordman, ID 83848 Jordan Tampien and Whitney Tampien, as Trustors conveyed the Property via a Deed of Trust dated July 25, 2023, in favor of PNC Bank, National Association, in which Halliday, Watkins & Mann, PC was named as Trustee. The Trust Deed was recorded in Bonner County, Idaho, on August 8, 2023, as Instrument No. 1023725, of Official Records. Brigham J. If such amounts are paid by the Beneficiary, the amounts or taxes will be added to the obligations secured by the Deed of Trust. Other expenses to be charged against the proceeds of this sale include Trustee fees, attorney fees, costs and expenses of the sale, and late charges, if any. Beneficiary has elected and has directed the Trustee to sell the above-described property to satisfy the obligation. The sale is a public sale and any person, including the Beneficiary, may bid at the sale. The bid price must be paid immediately upon the close of bidding by certified funds (valid money orders, certified checks or cashier’s checks).
