23-26 / 1225665     NOTICE OF TRUSTEE’S SALE  TO BE SOLD FOR CASH AT TRUSTEE’S SALE on September 24, 2026, at 10:00 o’clock A.M. (recognized local time) at the South Door of the Lincoln County Courthouse, located at, 512 California Ave, Libby, MT 59923 , the   following described real property, situated in Lincoln County, Montana:     The N½E½W½NE¼ in Section 16, Township 33 North, Range 34 West, P.M.M., Lincoln County, Montana.   Commonly known as: 1615 Rocky Draw Road, Troy, MT 59935     Alton O. Fore, as Grantor(s), conveyed said real property to First American Title Company, as Trustee, to secure an obligation owed to Lincoln County Credit Union, as Beneficiary, by Deed of Trust dated December 18, 2020,   and recorded December 23, 2020, as Document No. 290132 Book 386 Page 828. The Beneficial interest is currently held by Lincoln County Credit Union. Flying S Title and Escrow of Montana, Inc., is the Successor   Trustee pursuant to a Substitution of Trustee recorded in the office of the Clerk and Recorder of Lincoln County, Montana.     Alton O. Fore has defaulted in the performance of said Deed of Trust by failing to make the monthly payment of $358.18 due for the 23rd day of December, 2025 and a like sum of $358.18 due for the 23rd day of each and every month thereafter, which monthly installments would have been applied on the principal and interest due on said obligation, and other charges against the property or loan. Also failing to comply with section 4 of said Deed of Trust, to pay all taxes, assessments, charges, fines and impositions attributable to the property. As of April 27, 2026 there is due and owing on the loan an unpaid principal balance of $21,112.47, accrued interest in the amount of $258.24 plus late fees in the amount of $105.00, for a total amount due of $21,475.71. Interest accrues on the Note at the rate of 5.5% per annum with a per diem rate of $3.29 after April 27, 2026. Interest continues to accrue. All delinquencies are now due together with any late charges, advances to protect the security, and fees and costs associated with this foreclosure.   The Beneficiary anticipates and may disperse such amounts as may be required to preserve and protect the property and for real property taxes that may become due or delinquent, unless such amounts of taxes are paid   by the Grantors. If such amounts are paid by the Beneficiary, the amounts or taxes will be added to the obligation secured by the Deed of Trust. Other expenses to be charged against the proceeds of this sale include   the Trustee’s fees and attorney’s fees, costs and expenses of the sale, and late charges, if any. Beneficiary has elected and has directed the Trustee to sell the above described property to satisfy the obligation.   The sale is a public sale and any person, including the Beneficiary, excepting only the Trustee, may bid at the sale. The bid price must be paid in cash at the time of sale. The conveyance will be made by Trustee’s Deed.
