Notice of Application & Proposed Mitigated Determination of Non-Significance - Date of Notice:May 27, 2026, Notice is hereby given that a Major Subdivision application and SEPA Checklist was received by Grant County on April 15, 2026 from Xochilth Gonzalez. The subject parcel is approximately 37.50 acres+/- in size and currently has access off of Road 10 Northwest in Ephrata, WA. All proposed lots will have access off a private driveway ending in cul de sac. The property is currently zoned Rural Residential 1 (RRl) which allows a minimum residential density of one (1) dwelling unit per five (5) acres. Proposed Lot 1 has an existing single-family home with an existing well and septic system. Lot 1 will result in 5.110 ac +/-. Proposed Lot 2 and Lot 4 will be approximately 5.112 +/- in size. Proposed Lot 3 will be approximately 17.658 ac and approximately 14 acres will be native growth deed restricted area. Proposed Lot 5 will be approximately 5.111 ac +/- in size. A Habitat Mitigation Plan dated July 9, 2025 was completed by Dennis Beich with Ecosystems Northwest for this development. This subdivision proposes individual wells for lots 2, 3, 4 and 5. The water withdrawal limitations will restrict the residential development to 5,000 gallons per day.
