NOTICE OF PUBLIC HEARING Notice is hereby given that the Sandpoint Planning & Zoning Commission will hold a public hearing during their meeting on Tuesday, October 20, 2026, scheduled to begin at 5:30 p.m. in Council chambers at City Hall, 1123 W. Lake St., Sandpoint, Idaho, to take public testimony as the Commission considers a recommendation to amend Sandpoint Comprehensive Plan and Future Land Use Map and Sandpoint City Code Title 2 (Boards and Commissions), Chapter 10 and Title 9 (Zoning), in order to bring the Comprehensive Plan Future Land Use Map and Zoning Map into alignment and to update the entire zoning code. The amendments to the Comprehensive Plan would amend the Future Land Use Map to apply different Future Land Use Map designations on several properties. The amendments to Title 2, Chapter 10 would add responsibilities to the Arts, Culture and Historic Preservation Commission related to historic preservation. The amendments to Title 9 involve a complete repeal and replacement of the zoning code and would achieve the following: 1) Reorganizes the entire zoning code by renumbering, consolidating and creating new Chapters; 2) Creates new commercial zoning districts throughout the City including downtown and all areas currently zoned Commercial A, B, and C; 3) Rezones all properties currently zoned Commercial A, B, and C into new Downtown Core, Downtown Outer Core, Community Commercial, and Neighborhood Commercial zones; 4) Creates new development standards, including building heights and setbacks in the new commercial zones; 5) Consolidates land use tables across multiple zones into a revised, updated, and expanded new land use table in an updated Chapter 1; 6) Creates a new Zoning Administration Chapter (new Chapter 2) inclusive of a new section on zoning violations and penalties. 7) Creates a new historic preservation code (Chapter 13) and historic preservation overlay zoning district for a portion of the downtown to implement the Arts, Culture, and Historic Preservation Master Plan; 8) Amends Home Occupation regulations for clarity; 9) Amends every Chapter in Title 9 for updated cross-references to new code Chapters. 10) Retains the development regulations across residential and industrial zone districts, with the exception of updated land uses tables in a new Chapter 1. Seating in Council chambers is available on a first-come, first-served basis. The overflow areas outside chambers will accommodate additional attendance, with live meeting video and audio provided. For public hearings/public comment periods, those who may not be able to be seated within chambers will be allowed entrance to the room and given the opportunity to speak from the podium.
