NOTICE OF TRUSTEE’S SALE  To be sold for cash at a Trustee’s Sale on January 26, 2027, at 02:00 PM outside the North entrance to the Lincoln County Courthouse, 512 California Avenue, Libby, MT, the following described real property situated in Lincoln County, State of Montana:  Lots 38 and 39 of Glenwood Park, according to the plat thereof on file in the office of the Clerk and Recorder of Lincoln County, Montana. Being the same property as conveyed from Gloria Alvarez - Personal Representative of the Estate of Samuel Gonzales who acquired title as Samuel E. Gonzales to William S. Arnold and Shae A. Munro as joint tenants with rights of survivorship as set forth in Deed Book 405 Page 621 dated 05/01/2024, recorded 05/03/2024, LINCOLN County, MONTANA.  More commonly known as 34 Ave C, Libby, MT 59923.  Shae A. Munro and William S. Arnold, as Grantors, conveyed said real property to Mackoff Kellogg Law Firm, as Trustee, to secure an obligation owed to Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for PennyMac Loan Services, LLC, its successors and assigns, by Deed of Trust on January 31, 2025, and filed for record in the records of the County Clerk and Recorder in Lincoln County, State of Montana, on February 6, 2025 as Instrument No. 314187, in Book 408 MTG, at Page 938 of Official Records.  The Deed of Trust was assigned for value as follows:  Assignee: PennyMac Loan Services, LLC  Assignment Dated: January 20, 2026  Assignment Recorded: January 20, 2026  Assignment Recording Information: as Instrument No. 319287, in Book 413, at Page 467,   All in the records of the County Clerk and Recorder for Lincoln County, Montana.  Jason J. Henderson is the Successor Trustee pursuant to a Substitution of Trustee recorded in the office of the Clerk and Recorder of Lincoln County, State of Montana, on September 9, 2026 as Instrument No. 322888, in Book 416 Records, at Page 614, of Official Records.  The Beneficiary has declared a default in the terms of said Deed of Trust due to the Grantor(s) failure to make monthly payments beginning October 1, 2025, and each month subsequent, which monthly installments would have been applied on the principal and interest due on said obligation and other charges against the property or loan. By reason of said default, the Beneficiary has declared all sums owing on the obligation secured by said Trust Deed immediately due and payable. The total amount due on this obligation is the principal sum of $334,107.82, interest in the sum of $23,891.31, escrow advances of $2,465.08, other amounts due and payable in the amount of $774.58 for a total amount owing of $361,238.79, plus accruing interest, late charges, and other fees and costs that may be incurred or advanced.  The Beneficiary anticipates and may disburse such amounts as may be required to preserve and protect the property and for real property taxes that may become due or delinquent, unless such amounts of taxes are paid by the Grantor. If such amounts are paid by the Beneficiary, the amounts or taxes will be added to the obligations secured by the Deed of Trust. Other expenses to be charged against the proceeds of this sale include the Trustee’s fees and attorney’s fees, costs and expenses of the sale, and late charges, if any.  Beneficiary has elected and has directed the Trustee to sell the above described property to satisfy the obligation.  The sale is a public sale and any person, including the Beneficiary, excepting only the Trustee, may bid at the sale. The bid price must be paid immediately upon the close of bidding in cash or cash equivalents (valid money orders, certified checks or cashier’s checks). The conveyance will be made by Trustee’s Deed, without any representation or warranty, including warranty of title, express or implied, as the sale is made strictly on an as-is, where-is basis, without limitation, the sale is being made subject to all existing conditions, if any, of lead paint, mold or other environmental or health hazards. The sale purchaser shall be entitled to possession of the property on the 10th day following the sale.  The Grantor, successor in interest to the Grantor, or any other person having an interest in the property, has the right, at any time prior to the Trustee’s Sale, to pay to the Beneficiary, or the successor in interest to the Beneficiary, the entire amount then due under the Deed of Trust and the obligation secured thereby (including costs and expenses actually incurred and attorney’s fees) other than such portion of the principal as would not then be due had no default occurred and by curing any other default complained of herein that is capable of being cured by tendering the performance required under the obligation or to cure the default, by paying all costs and expenses actually incurred in enforcing the obligation and Deed of Trust with Successor Trustee’s and attorney’s fees. In the event that all defaults are cured the foreclosure will be dismissed and the foreclosure sale will be canceled.  The scheduled Trustee’s Sale may be postponed by public proclamation up to 15 days for any reason. In the event of a bankruptcy filing, the sale may be postponed by the Trustee for up to 120 days by public proclamation at least every 30 days.  If the Trustee is unable to convey title for any reason, the successful bidder’s sole and exclusive remedy shall be the return of monies paid to the Successor Trustee and the successful bidder shall have no further recourse.   Important Notice to Potential Bidders: Federal law administered by the Financial Crimes Enforcement Network (“FinCEN”), a bureau of the U.S. Department of the Treasury, requires certain residential real estate transactions to be reported to the federal government. PUBLIC HEARING NOTICE, CITY OF LIBBY  The city of Libby will hold a public hearing on Thursday, October 15, 2026, during a Special Council Meeting at 6:00 pm in the council chambers of city hall for the purpose of obtaining public comments regarding a proposed application to the Montana Department of Commerce’s Community Development Block Grant (CDBG) Program for replacement of the First and Montana Sewer Lift Station. At the public hearing the proposed project will be introduced including the purpose and project area, activities, budget, and possible sources of funding. All interested persons will be given an opportunity to express their opinions regarding the proposed project.   Comments may be made orally at the hearing or submitted in writing before October 15th at 4:30 pm. NOTICE OF REQUEST FOR QUALIFICATIONS FOR DISASTER RECOVERY SERVICES The Lincoln County Port Authority (LCPA) is requesting Statements of Qualifications (SOQs) from qualified firms experienced in disaster response and recovery, including administrative documentation, project management, and funding reimbursement processes involving State and Federal agencies. The selected firm will provide assistance to LCPA with disaster recovery projects on LCPA property associated with Disaster Recovery DR-4901, for which LCPA is receiving State and Federal disaster assistance funding. Minimum requirements include previous experience working with and meeting requirements of State and Federal Grant agencies in managing administrative documentation and grant submissions for disaster recovery. The selection of the successful firm(s) will be based on an evaluation of the written responses and an interview if LCPA deems the latter is necessary. CALL FOR BIDS  ARP Staging Yard Material Transfer  Sealed bids for the transfer of material, construction of piles, and associated tasks at 42 Fish pond rd. within Lincoln County as determined by the Board of County Commissioners, will be received up to and including 5:00pm on Friday October 23rd 2026 at the Clerk and Recorders Office, Lincoln County Courthouse, 512 California Ave., Libby, MT, 59923.  The work contemplated consists of:  • Hauling common fill, topsoil, 1 ½” crush, ¾” crush from the ARP staging yard at 60 Port Blvd. to the new staging yard currently under construction at 42 Fish Pond Rd and  constructing those stockpiles at the new location in the same manner they exist currently.  • Construction of ecology block storage bins, as well as Ecology block borders around soil piles.  • Other line items defined in the Scope of Work  Work is to be completed by 12/31/2026. The county may consider the bidder’s demonstrated responsibility, including relevant experience, ability to perform the work, compliance with solicitation requirements, and other factors permitted by applicable law and procurement policy.  By submitting a bid, the bidder guarantees that the labor/equipment necessary to fulfill the terms of this contract is immediately available to begin work at the discretion of the Board of Commissioners.
